ENERGY EFFICIENT URBAN RENEWAL PROJECT IN MARSEILLE COORDINATED IN THE EUROPEAN HOUSING ECOLOGY NETWORK

Objective

- Solar and bio-climatic retrofitting of 7 blocks in Marseille (France).
- 415 social dwellings and shops : total 22 428 m2; energy savings (66%) and increase comfort of inhabitants.
- part of European Housing Ecology Network.
- new type solar air collectors for heating and DHW; electricity saving from lighting and lifts.

The demonstration project is located in the city of Marseille, near the old city centre (14ème arrondissement) and covers 430 flats (22 000 m2) in 7 housing blocks (4/5 and 18 storeys), built in the year 60th.
The existing buildings have no heating system, so the inhabitants deal with their own individual system (gas, electricity or nothing); except for the building A (tower), having a floor heating system from origin, connected to the city hot water network. There is some insulation in bad shape on the roofs and some front walls for the smaller buildings. The windows were already replaced, with double glazing.
Passive solar systems and thermal insulation :
- Outside glazing as outside insulation for all existing balconies:
On this type of buildings, with plenty of narrow balconies very denticulate, it is difficult to insulate the walls. Our solution is to glaze these balconies along the existing façade, with a small extension of 60 cm for the living rooms. This creates a buffer space, gives much more comfort during winter, brings solar gains and enhances thermal mass. Furthermore the inhabitants have a supplementary living space of 6,4 m2 to put chairs, table and plants, their existing living-room overlooking this space is only 16 m2 even in the seven-rooms dwellings. - Thermal insulation:
Here, the whole blocks are completely enveloped and refurbished with outside insulation (no thermal bridge) joining glazed balconies. It will use only materials which are free of CFCs and toxic emission.
- The green as a better environment:
In order to improve the architectural image and to bring coolness during summer, wood and metal screens supporting climbing plants will be placed on facades.
Active solar system
This concerns 6 housing blocks (4/5 storeys). Heating is based on an air system. Solar air collectors (unglazed transpiring collectors), integrated in the South façade and installed on roofs, allow to preheat outside air. A central ventilation station installed on each roof, connected with solar collectors, leads preheated air to flats and allow to preheat through an heat exchanger Domestic Hot Water if solar gains are sufficient. The exhaust air is conducted from the flats to the central ventilation unit through an exhaust air duct.
In each flat, an individual central unit distribute solar air to each room. The night or when solar gains are not sufficient, the heat demand is covered by the city hot water network + heat recovery on extracted air.
In summer time all solar gains are used for DHW.
Electricity :
Another important energy saving will be made on automatic device installed on the two lifts of the 19 levels tower.
