VR NEST – AI-powered BIM-to-visualisation XR platform accelerating investment in Ukraine’s reconstruction

Objective

VR NEST is a woman-led Ukrainian deep-tech startup building an AI-powered BIM-to-visualisation and behavioural analytics engine for real estate and large-scale reconstruction. The platform ingests IFC/BIM/CAD plans and turns them into digital twins that generate all visual and XR assets from a single source: photorealistic renders, promo videos and immersive VR/AR/WebXR tours. Developers, municipalities and reconstruction agencies can turn districts, public buildings and complex sites into investor-ready projects within days instead of weeks, while buyers and international investors remotely “walk” future environments at true scale, explore alternative layouts, finishes and lighting in real time and make faster, better-informed decisions.

With UA Seeds of Bravery support we reached TRL 4 on the BIM/2D-to-VR pipeline and filed a patent on semantic room-type recognition with reinforcement learning for automated furnishing and lighting. In this project we will advance the core engine to TRL 6 together with Kyiv National University of Construction and Architecture and behavioural economics experts, targeting ≥95% parser coverage of critical BIM elements, BIM→full visual pack in ≤24h, stable real-time performance on standalone headsets and a ≥15–30% uplift in show-to-reservation conversion. We tackle a systemic bottleneck in Ukraine’s recovery and the wider EU market, where developers currently spend €5 000–20 000 per project and wait 3–8 weeks for every visual update, feeding a multi-billion-euro global proptech segment. By replacing fragmented 3D studio work with repeatable AI infrastructure and a per-project + subscription model, VR NEST supports Ukraine’s Recovery Plan and WINWIN 2030 priorities on digital, AI- and XR-enabled reconstruction and private investment mobilisation, and builds a strong basis for a future EIC Accelerator scale-up, supported by dedicated IP, GDPR and AI-ethics advisors and an experienced business and economics Advisory Board.
