Development of an audit tool for Hotel buildings and the promotion of RUE and RES

Objectif

DESCRIPTION OF THE MAIN OBJECTIVES:
The project is targeted to the hotel sector. Its main objectives are to provide a methodology for a preliminary audit with the necessary tools for a first assessment of where and how to integrate the most cost-effective energy efficient renovation practices, technologies and systems. Additionally, the project aims to increase awareness on the benefits of using RES and RUE techniques in the hotel sector.

DESCRIPTION OF THE WORK
The work performed in each phase of the project is described in the following sections:
A. Specifications
The definition of the specifications required for the development of the software, tools and dissemination material were based on the feedback collected from the different building sector representatives and hotel industry professionals.
B. Multimedia Software
The Computer Multimedia Tool is based on existing European methodologies for apartment (EPIQR) and office (TOBUS) buildings developed in previous European research projects. It enables a preliminary and short in time audit in a hotel, for an easy assessment of the current conditions involving the envelope construction, technical installations and equipment, indoor quality and the potential for energy and natural resource savings. The tool provides the user with a first cost estimate of the investment and financial savings in order to promote RES & RUE. The software supports the user with calculation tools for an analysis of the energy consumption, assessment of the energy savings and related background information and data on available technologies, legislation etc. A demo version of the software can be downloaded from the project's web site: http://env.meteo.noa.gr/xenios/(s’ouvre dans une nouvelle fenêtre).

An intelligent solar energy controller will be installed in a hotel in order to monitor the performance of a solar thermal system. An on-line presentation of the monitoring results will be accessible though the project's web-page.
C. Preparation of the Dissemination Material
The managers' guide is addressed to hotel owners and managers. It includes brief informative material for the opportunities on RUE and the means to implement them, for improving services, avoiding problems with the indoor environment, preserving natural resources and lowering the operating cost. Dissemination material with emphasis on solar technology applications in the hotel sector is also prepared.
The guests' guide includes tips for improving the energy-related behaviour of the guests during their stay in the hotel and brief references on how these actions can also be applied to cut down their energy bills at home. It also provides information about the specific features of energy conservation and RES systems and techniques already implemented in the hotel.
D. Field Tests
Four audits were performed during the first year of the project in hotels in Greece, France, Italy and Spain. The feedback from the audits was used to improve the methodology.
The pilot study was carried out in a four-star hotel located in Crete, Greece. The XENIOS methodology was checked for completeness and the assessment of retrofitting interventions as well as proposed energy conservation measures for the studied hotel is currently underway, using the specific modules that are incorporated in the software.
E. Expert Evaluation
The main deliverables of the project were assessed by experts and end-users through national workshops in Greece, France, Italy and Spain. For the purpose of the national workshops, a brochure on the project was prepared in English and translated in Greek, French, Italian and Spanish. Short national (translated) versions of the dissemination material were also prepared.
F. Dissemination
The electronic newsletter of the project was widely distributed to hotels and hotel associations. It can also be downloaded from the project's web-site.
The dissemination material will be made available through the participating hotel associations, either directly or through their web-sites. Workshops and seminars will also be organised in order to assess and promote the final deliverables.

EXPECTED RESULTS
The expected results of the project are:
A Computer Multimedia Tool that will assist the user to:
- Complete a preliminary audit and analysis within 2-3 days.
- Identify the current condition of the hotel and perform a first assessment of different refurbishment strategies making use of RUE and RES.
Dissemination Material including:
- A practical best-practice guide for hotel managers
- A short guide for hotel guests to help reduce the end-user energy waste
- Brochures and audio-visual material for solar thermal systems
- A CD-ROM containing audit and pilot study results (in English) as well as national (translated) versions of the dissemination material.
