IF TRANSMISSION LOSSES HAVE BEEN REDUCED BY INSULATION OF WALLS, ROOFS AND WINDOWS, AIR INFILTRATION WHICH NORMALLY ALREADY ACCOUNTS FOR 30 - 4O % OF THE HEAT LOSSES IN A HOUSE, WILL PLAY AN EVEN MORE IMPORTANT ROLE. THESE LOSSES CAN BE CONSIDERABLY REDUCED BY MAKING THE HOUSE AS TIGHT AS POSSIBLE AND USING A CONTROLLED VENTILATION SYSTEM WHERE INCOMING AIR IS HEATED BY OUTGOING AIR IN A HEAT EXCHANGER. THESE SYSTEMS HOWEVER HAVE LONG PAYBACK TIMES ESPECIALLY FOR SMALL HOUSES.
A STILL DIFFERENT APPROACH HAS THEREFORE BEEN DEVELOPED BY BERTIN, FRANCE. HERE THE VENTILATION IN A TIGHT HOUSE IS REGULATED BY OPENING VENTILATION HOLES IN SUCH A WAY THAT THE CO2 LEVEL IS KEPT BELOW A CERTAIN LEVEL (E.G. < 1000 PPM). IF THERE ARE NO PERSONS IN THE HOUSE THE CO2 LEVEL IS LOW, THE HOLES REMAIN CLOSED AND NO HEAT IS LOST. IDEALLY THE WATER VAPOUR LEVEL SHOULD ALSO BE DETECTED AND KEPT BELOW A CERTAIN VALUE. THIS HOWEVER WOULD MAKE THE SYSTEM TOO EXPENSIVE.
SEVERAL TECHNIQUES FOR MEASURING THE CO2 CONCENTRATION HAVE BEEN INVESTIGATED IN ORDER TO SELECT A LOW COST CO2 SENSOR; THIS STUDY LED TO THE CONCLUSION THAT THE INFRARED ABSORPTION TECHNIQUE IS ABLE TO MEET THE REQUIREMENTS. COMPUTATIONAL SIMULATION SHOWED THAT CO2 BASED VENTILATION CONTROL COULD LEAD TO A PAYBACK TIME WHICH IS ONLY HALF THE PAYBACK TIME OF AN AIR-IN/AIR-OUT EXCHANGER SYSTEM. AN INQUIRY AMONGST CO2 SENSOR MANUFACTURERS HAS SHOWN THAT A CO2 SENSOR CAN BE MADE FOR THE ACCEPTABLE PRICE OF 200 $.

IN THIS FOLLOW-UP CONTRACT EXPERIMENTS WERE CARRIED OUT IN A TIGHT HOUSE WITH MECHANICAL VENTILATION AND A FLOOR AREA OF 80 M2. IT WAS ESTABLISHED THAT IF THE CO2 CONCENTRATION IS REGULATED, THE REGULATION OF WATER VAPOR CONCENTRATION IS NOT NECESSARY. THE CALCULATED VALUES FOR ENERGY SAVINGS WERE CONFIRMED BY THESE MEASUREMENTS.
