TELEPHONIC CONTROL AND MONITORING OF ENERGY CONSUMPTION : 'XYNTAX' IN SCHOOL BUILDINGS IN ESSEX

Objective

To install control units in 12 existing schools to give optimum performance of the heating and hot-water systems by means of a land-line link to a central computer for remote-control.
The aim is a 25-30% saving on previous energy consumption levels.
Expected payback was 4 years.
Work on the buildings was finished in late 1982 and the link-ups with the central computer became operative in early 1983.
The project supervision and evaluation took place in 1983 and 1984.
The fuel consumption (adjusted with the degree-days) has been reduced by 24% compared with previous consumption.
An extra 10% reduction was reached through building improvements such as thermal insulation, air tightness, etc...
The simple payback time is 9.6 years and takes into account:
-The maintenance and operation costs, i.e. 21% of the monetary savings on fuel consumption.
-The investment devoted to building improvements: those investments reach
more than 50% of the bulk investment costs. For new installations (i.e. with
thermal efficient buildings) the simple pay back time should be 4.1 years only.
The project covers 12 schools (i.e. 20 different buildings) in and around Chelmsford, Essex, England and incorporates the following features:
1. The zoning of heat distribution in the buildings and arranging the boilers so as to permit cascade control.
2. The installation of sensors and an automatic control substation in each school to provide: - optimum heating control in each zone, giving the required room temperature only when the premises are occupied;
- cascade control of the boilers so as to use only as many as are absolutely necessary, while ensuring that the boilers do not operate at too low a temperature;
- transmission of data to the central computer by land line (temperatures, energy consumption data, warning signals, etc.)
3. The installation of a central computer to gather, store and process data from the different buildings, to signal warning and remotely adjust the parameters (preset temperatures, times of occupation, etc.) of the local control substations. This central computer enables the maintenance service to monitor a large number of buildings throughout the region with a small staff.
A special feature of the system is that the local substations are programmed to operate independently should the central computer or the link with it fail.
