GREENWICH LOW ENERGY APPLICATIONS IN DWELLINGS PROGRAMME

Obiettivo

To develop a comprehensive integrated approach to affordable heat and energy efficiency in large system built tower block. Refurbishment package includes heating and ventilation systems designed specifically for low energy dwellings, off site monitoring of energy usage and building functions, low energy lighting and thermal overcladding. The previous annual fuel cost for a two bedroomed flat was £1,255 per annum; after refurbishment the annual cost is estimated to be £387 i.e. 69% saving. The reduction in carbon dioxide emissions is also calculated to be 77%.
A supplementary panel heater has been incorporated to provide additional heat boost in severe cold conditions controlled by the heating system. Additional tenant controlled panel heaters have been included to provide flexibility in comfort levels.

The location of the Genvex units within two bedroomed flats has been changed and are now located on the enclosed balconies greatly reducing the inlet/ extract ductwork runs and simplifying the disposal of condensate waste. Final designs and location followed extensive tenant consultation.

Electrical power is provided by 2 n°. Petbow 90 KWE Combined Heat and Power engines housed in adjacent plant that has been converted from redundant garage parking. Waste heat is being transported to an adjoining block to provide the primary heating source.

The project proceeds technically satisfactory. However a bit delayed. Actual expenses are 15-20% over initial budget.
In addition to increasing the thermal insulation of the block through overcladding and double glazed windows, heat recovery and ventilation units combined with a heat pump have been installed to each flat giving homes which are both ventilated and heated efficiently. Each dwelling is served by a Genvex 210 model heat pump ventilation system.
The systems provide whole home ventilation and most of the heating requirement of each flat, via an intake/extract ducted air system. Air is exhausted from the dwellings, via heat exchanger housed within the Genvex unit, from bathroom and kitchen areas. Fresh air is introduced into the lounge and bedroom areas of each dwelling via the heat exchanger recovering up to 70% of latent heat within the waste air. The primary heating requirement is provided by the heat pump.
MHVR systems are common in other European countries but until now have only been installed in a few pilot projects in the UK. This projects innovation is to use these units for the first time in a high rise tower block system building.
The cost to install this equipment in comparison to comparable forms of central heating was estimated at the design stage to be £1,675,000 excluding professional fees to be recouped over 10.7 years through anticipated energy, management and maintenance savings.
The energy management system will monitor temperature and humidity levels within each flat and common fault condition on the Genvex units. Remote monitoring of the facilities via modem link is facilitated by a Trend intelligent controller in each dwelling.
In addition to controlling energy management of the tower block, the monitoring system links the security movement detectors to the communal lighting circuits reducing periods when lighting is switched on.
