Ziel
The aim of the project in a new Spanish housing settlement of 134 apartments, plus an offices building is to design a total energy supply system for self-sufficient supply of heat and electricity. At the same time it is the main objective to reduce the use of primary fossil fuels, so pollution of the environment is minimised. The design integrate the following technologies :
* Central heating plant with combined heat and power generation plant (CHP). The control of the CHP is taken care of by an intelligent energy management system.
* Energy savings by improved insulation and windows, and solar heating system.
The buildings, are a total of 7. Six of them for 134 apartment and one of them is an offices building.
A total of 12.970 sq.m are apartments
1.267 sq.m are commercial sites
1.573 sq.m are offices
4.441 sq.m are parking and fittings.
The CHP plant and the energy system will supply and control the whole housing area.
This Thermie concerns a new building project with 134 apartments, which the social building society, IVIMA is building in the south of Madrid in Spain.
The dwellings are 90 m2 housing area each are distributed in 6 buildings up to 7 flats.
COMBINED HEAT AND POWER GENERATION PLANT
All the dwellings are heated and DHW supplied from a a heating plant with a combined heat and power generation (CHP). In this central heating plant a cogeneration unit and two high efficient gas furnace are installed to cover the whole energy demand for the 134 dwellings, offices and commercial sites. The internal electricity network will be connected to the electricity grid in the region and the dwellings will be supplied from here. Besides it will be used as backup system.
The power generation is designed to meet the thermal demand of the dwellings, and these are the main characteristics:
One internal combustion engine, supplied by natural gas with an electrical generator device.

Two high efficiency boilers supplied with natural gas, 350 kW each.
Two storage tanks, 12 m3 capacity each of them.
The heat is produced from the cogeneration unit with a flow temperature of 90 deg. C, and from the gas furnaces up to 90 deg. C. The flow temperature is controlled by the energy management system, depending on the weather conditions.
ENERGY MANAGEMENT SYSTEM
In the buildings an energy management system is implemented to control the energy production and comfortable indoor climate with the least consumption of energy under all conditions. The temperature level is as low possible and the heat supply is turned off immediately if possible.
A regulator will perform any control task in every building block and a central computer will be installed in the central heating plant. In the central system there is an alarm function for max. and min. value for temperature and pressure and reporting function of malfunction, together with continued measurements of the performance.
The energy management system control the space heating by a 3 way valve, so it can be turned off in summer time, during nights and when passive solar supply the buildings in winter time.
The circulation pump in the DHW circuit will be turned off depending on the flow temperature in the end of the pipings.
The flow temperature in the district heating network is controlled depending on the weather conditioning. In the first part the flow temperature will be 90 deg. C. A total of 10 carefully chosen apartments, are equipped with electronic heat measurement devices, for heating and DHW, as well as internal temperature control, which send in real time their measures to the Energy Management System.
