BIM-Speed will provide an open BIM-platform for harmonizing digital information across all phases in the life-cycle of a renovation project. The platform will support the interoperability between existing building information, BIM product databases, design analysis tools, and asset management software. The BIM platform will provide possibilities for model versioning, level of detail (LOD) management, and advanced semantical model checking.
The platform’s workflows will be structured on a new LOD philosophy targeted for renovation projects. The new LOD process philosophy will depart from the current LOD thinking that assumes a sequential increase of model information towards a philosophy that assumes a high information level at the start of renovation project about the existing building, to rather coarse building information that is required for the performance analysis of renovation options, to the very detail, but object specific LOD that is required during the execution of renovation activities, to the relatively coarse information required to track a building’s performance over its use life.
For each of these phases, BIM-Speed will provide a set of demonstrated use cases for BIM application that can be interoperably combined to support the overall renovation life-cycle. During building condition assessment, BIM-Speed will provide automated identification of existing building components and HVAC systems to accelerate the diagnostics of the current defects or issues. To integrate the condition assessment methods within the renovation life-cycle advanced Scan2BIM methods will be developed. BIM-Speed will also provide advanced methods for building performance analysis to support choosing the most energy efficient and financially viable renovation option that will optimize the comfort of a building’s occupants after renovation. Advanced methods for BIM2BEM conversion will be designed that allow for the seamless data flow between information from the condition assessment phase to advanced energy performance analysis tools required in this phase. To support the execution of renovation activities, BIM-Speed will develop targeted BIM implementation plans and possibilities for the support of renovation work planning with virtual and augmented reality. To support the ongoing monitoring of buildings after renovation BIM-Speed will design an innovative monitoring approach for building performance and develop a new BIM passport concept that allows to structurally and transparently store building information over long time spans.
The above workflow will be supported by the development of a set of targeted ontologies clearly describing the knowledge professionals need in each of the stages to ensure that accurate and adequate information can be provided throughout. BIM-Speed will also develop a multi-criteria decision-making routine that allows all stakeholders within a renovation project to decide upon the best approach for a specific building. All BIM-Speed innovations will be strongly demonstrated on 13 renovation projects across Europe and will be tested on a large scale within a European wide renovation project competition.
